Michael Scully
Michael
Scully is Managing Director of Castle Carbery Properties Ltd, which has been operating in the
Polish market since 2002. To date, Castle Carbery Properties has
acquired
three office buildings in Warsaw,
totalling €85m in investment on behalf of Irish investors and is
developing five
city centre shopping centres in southern and north western Poland which will have a completed value of over
€250m. Castle Carbery Properties retains the on-going
management of these investments. Michael Scully also has extensive
experience in investing in the Irish and UK property markets.
Michael Scully first went to Warsaw in 2002 to source investment grade
property for Irish investors. At that stage, there was very little
foreign interest in the market. He used this opportunity to
establish contacts in the local real estate market. Since then he has
built a reputation for quick decisions and closing deals, which has
established his credibility in the Warsaw market. Having completed a
number of high profile transactions, he has also developed a thorough
understanding of the intricacies of the Polish legal system and has
successfully raised competitive finance for these projects with a number
of international banks operating in the Polish market.
Padraic Coll
Padraic
Coll has spent the last 12 years living in Warsaw and is a fluent Polish
speaker. He graduated with a B.A. (Hons) in Accounting and
Finance from Dublin City University in 1990 and is a Fellow of the
Institute of Chartered Accountants in Ireland. He was Head of
the Treasury Department and a member of the Board of Management of the
Bank for European Co-Operation in Warsaw (BWE).
Padraic founded Key Invest Sp z.o.o. in 2001, a Polish property
investment and development consultancy which has advised clients on
the acquisition of over €200m worth of property in the Polish market.
He is also a shareholder of Delpha Investments Group which has
completed construction on a mid market apartment development of 9,000m²
and is currently constructing an exclusive development of apartments
and houses totalling 18,000m².

Michael Scully and Padraic Coll are founder shareholders of
Irlandzka Grupa
Deweloperska (IGD), which specialises in residential property development in the Polish market
and Irlandzka Grupa Inwestycyjna (IGI), which specialises
in retail and commercial development in Poland.
The IGD and IGI Groups
presently employ 40 highly qualified professionals at their head
office in the Warsaw Financial Centre. These include specialists
in legal, acquisitions, engineering, project management, accountancy,
sales and administration.

experience in site sourcing, design, construction, financing and
letting of large scale shopping centres across Poland.
